brake break in...

brake break in...
ok i searched first so don't poop on me. im replacing my front brake pads tomorrow for the second time. first time was at 12,000 miles and now at 26,000. i live in nyc and drive spiritidly... anyway, id like this pair to last me until 39,000 miles so i dont have to change them again before the lease is up. so i heard about breaking in your brakes. what is the proper way to do this? btw, im also changing my tranny fluid tomorrow (about damn time).
