Buy a duplex in a hot area, make it so that you make a bit of money every month as you build your equity. Then you would become very well off. Its good to start young. Imagine youll be making money and once the house is paid off all that will be your equity. maybe something like $400 000!. Then you could buy another house and drive anything you want. Money money money!!! Not to mnetion your sick credit rating.

but while you invest on the duplex, where do you live? In one of the unit in that duplex?

That would be cool maybe in the bachelor. and rent the main and top floor out. Or rent out all three compartments and continue to live where you live. and just make money off the property. Get the people who pay you rent to pay of your mortgage. Set it up in a way that you actually make a bit of money every month.

^^ yeah, sound all good in theory, what happens w/ repairs and money for all that? or when people move out and f the place up and you have to fix it which takes months sometimes and you've still gotta cover the mortgage when nobody is living in the place, plus you're dishing out mad cash - I've got experience w/ rentals

Its part of it yet, but in the end you have a property, not a turbo car that has depriciated in value. You will have a hard time making your money back on a car. You buy a house instead of leaving the money in a bank. You have to be pushy and get good tenants, if they leave you gotta get other ones. If there are nice condos near a university thats a garanteed good investment. Your garanteed to have good tenants(students are the best tenants IMO) students always pay on time, and your place is always gonna be rented. Condo would be cool to start with since it will require less money than a duplex. Its not easy to make money and establish yourself. There are some things that garantee you build your equity.
You could deal with the dumbest person. I remember one time this woman poored hot oil down her sink. and she was complaining about leaking.

I hear ya, no more loot is going into my vic. The biatch is paid off, I was gonna drop and install leather, but I'll save that couple of grand for bigger and better things.

Yo dude we had a woman once and she complained to the cops that were snooping through her mail and she stopped paying rent. Turns out she was mentally not sane. Anyhow never really got all the money back. I don't know how it works in the states but in Canada the tenants always have the benifit of the doubt. So many problems, but you learn from those and you get better.

yeah, pretty much same here, courts in MA favor tenant big time. We had people measure the damn steps to determine they were just tall enough to require a railing on the exterior, wouldn't pay rent until it was done. once installed, the next bag of tricks came out. then you wanna evict them, good luck. you've gotta hire a sheriff and moving company to document and inventory all their shiat, pay for moving and storage, what a deal, huh?

Yeah Its real stressful at times. How much does property around downtown near the university go for in boston, I'm guessing a lot more than the metropolitan cities inb canada.
