Should I buy this CRX?

I was thinking of buying this CRX as a project car. It's in fairly good shape, so I went to check it out and found some things wrong with it...(naturally...)
1988 Honda CRX Si
314,051 kms (yes, it's pretty high, about 196,000 miles)
Engine, clutch, brakes, all strong. All electronics work.
Car drives very well, no funny noises.
Issues:
Driver side window doesn't roll up properly, door doesn't shut properly (sometimes)
Numerous leaks from worn and/or broken weatherstripping. Annoying, but tolerable.
Front and back panels don't line up too well. When I asked the owner he said he hit a deer 2 years ago and a vehicle bumped him from behind 4 years prior.
Rust near rear wheel wells (panels, see pics...)
He is asking $2,200 CDN obo. What do you guys think?

Guys, keep in mind this is in Canadian dollars, and Canadian Mileage...

I say hes asking for too much, that thing does not seem in that good condition with all that stuff wrong with it, especially body panels not lining up well. Probably was a lot worse than he says.
