1992 Civic 5th gear issue

I've got a transmission issue going on. I believe I'll have to replace the transmission, but I thought I'd throw this on here and get some thoughts. The transmission (5 speed) is making more noise than it should, rattles, light grinding noise (not really a grind, but I don't know how else to describe it) and 5th gear acts like it's in neutral. All other gears have power, but the engine just revs up in 5th. It feels like it's going into gear. If coasting to a stop the transmission is noisy, less noisy if downshifting (but still noisier than it should be).

Anyway, I'd appreciate any advise!

You can get a used trans for $100 or less, swap it in a day in your driveway with a buddy, throw a clutch in it at the same time.
