Finished school!!
Finally finished my real estate school with 9 tests passed with 91.7 or higher. 75% is state standards and only 2 tests are needed.
So now I am gonna head out to gila bend in a couple weeks to take the final tests. Than time for some bank and a pimp *** new car.
I woulda been done 4 months ago, but my dumbass got back with my girl, and she has been keeping me as down as possible it seems. very unencouraging and unhelpful.
but its finally done. Ill be working with my dad in prescott/sedona/flagg/up north in development. There are already commissions waiting to come in, but no account for them, hehe. So my dad wanted me to get my license to keep the money in the family.
Thought Id share my happiness, since I rarely have any lately.

Well, tomorrow I am going to to Casa Grande to take my General and Arizona Specific tests. I feel that I will get at least a B on them. I cant wait to be rich, haha. Im gonna be a billionaire, watch.

Everyones looking for how to make their big break.... SO if you make it you make it. But yeah I lived in Prescott for a yr or so and I couldn't find how to make money in that area. So I went to Phoenix and then back to OR in my search for a Break. Finally got my break

Im very very fortunate to have this kind of hook up. Most people dont make nearly as much as I will be in Real Estate.

Well thats good then. I have had the opportunity to take over a accounting business after extensive training and working side by side but split everything down the middle with the guy who started the business and then offered to work with my uncle in selling insurance in Scottsdale. But I wouldn't be happy in either profession no matter what it payed so I didn't go for it. Not the kind of character person I want to end up in.

I can sell people on whatever Iwant, IMO. I come off as a very nice guy, I dont lie, and people can tell instantly Im trustworthy. I have a good personallity for it, IMO.
It just sucks that I failed both tests, lol.
To start the day off, I went the wrong way to Casa Grande. I went about 60 miles 2 ways out of my way. I left with at least an hour early to spare. I ended up going 110 on the freeway for over 100 miles and made it there somehow in time. I was actually 15 minutes late, and I was very lucky that they let me take it still.
So I was all clusterfuc*ed by the time I got there. well, my scores were
AZ Specific -68% (need 75%)
National -66.7 (need 75%)
It sucks though, cuz I bought books from Experior, the company who does the testing, and not a damn thing those books taught me were on the test. I did all the practice tests in my Experior books and got 96% on all AZ questions, and around the same on general. I was pissed at that. So I need new books to study a few chapters, and Ill be good to go. I rememebr most the questions that were on the test, so I need to learn all infod related to them.

Good Luck! Those tests are hard, my mom had to take hers several times before she got her license. I don't know what broker your dad works with or if he's independent someway but don't work for Century 21 they're a-holes.

they are hard. Much worse than i expected. I went out there again yesterday to take the National portion again. I got a 71.2. Sooo close. next time Ill pass for sure. It was the last 4 or 5 answers i changed. They were right originally.
I am taking AZ again tomorrow. I think Ill pass it, than next week the other portion. Ill be done very soon though. I can feel a new Legacy GT or Evo coming my way.

headin out there again for my 2nd AZ test. I think Ill pass or be damn close. next week Im taking the national (and AZ if needed) again, and I should be done. prorations and appraising are my worst area I believe.

I passed the AZ one the second try, and the national the 3rd. I am DONE! Well, I have fingerprints to take on wed, but I was puking and wasnt gonna drive 30 min to do them, probably puke in the office, and again on the way home. So I just slept. Ill be getting them done wed next week at the latest, and than I am signing with this rich dude thats my dads best friend. Here comes some money!

Thanks. I just got a raise yesterday, since the project Im starting on wont be ready for sale for about 6mo-1yr. Im working at a 68 unit apt complex thats we are turning into condos. So there will be many commissions.
This is also more of a mentoring type position. I am gonna be hiring the contractors to come out, get appraisals, hire the cheapest, set up an internet site with a company (anybody know of some good ones), and do a bunch of runs. I will learn a lot this year, and next year I should be working on this project. My dad owns 800 acres, and they are selling them as 40 acre parcels for 600,000. Nice nice nice commissions. I cant wait.
But I got a nice raise for now while Im waiting for comissiosn. Definately the nicest raise Ive ever earned by about 1200% more of an increase. Im freakin happy.

hell yeah, its a nice way to make money. But quick, not usually. It takes a good year or so to really make some money. Most people dont get paid within 6 mos or so. I am workingon my dads projects, but he isnt licensed. So I am getting paid from him for the work im doing right now. I am working for his friends as well, which will pay my commissions.
The first year you are really just learning. After you know a shitload though, its time to bank in. My 328/week just wasnt cutting it with 2 kids/family. Although my girl also gets 3-400/week. Thats nothing. I like to spend a lot of money, and like to live nice/comfortable.
Definately doing this for the love of money.
